A landlord in China was forced to evict a female tenant who had lived in his house for a whole year without taking out the trash.

A video shared online captioned "a landlord's worst nightmare" showed heaps of garbage stack against each other in the little room, evidently rotting away.

Tenant just sits on phone

According to the South China Morning Post, the discovery was made after a concerned neighbor informed the landlord that the house had a foul smell.

Interestingly, the tenant continued sitting in the house looking through the phone when a cleaning lady was sent over to clear the mess.

The landlord revealed that the reason he had not bothered to check the apartment was that the tenant always paid her rent on time.

Details indicate that it took the cleaning lady five painstaking hours to bring the house back to normal.

After taking care of the situation, the landlord gave the tenant a few days to find a new place and move out of his house.

Tenant depressed?

Social media users who saw videos of the house were left in shock, with many sharing the opinion that the woman needs psychological help.

"I'm too lazy but not to that extent. I clean when I see my trashes as an eyesore. Woman in the video needs help."

"She might suffer depression or mental health issues. After a time the problem becomes so big that she might not even know where to start and it surely makes her even more depressed. Which explains she is hiding on her phone to try escape this terrible situation."

"Its a serious hoarding disorder. Difficulty throwing away or parting with possessions because you believe that you need to save them."

"This is a mental health issue not laziness. Perhaps a secure facility where someone else cleans her room and she is only allowed a certain amount of personal items."

Landlords need court orders to evict tenants

Back home, a lawyer recently explained that as much as it is the obligation of a tenant to pay for the house they have rented, the landlord can not arbitrarily evict them from their premises.

Lawyer Willis Otieno alias Piki Piki Ponki said that landlords need court orders to evict tenants besides an eviction notice of at least 30 days.

The lawyer disclosed tenants that have been illegally evicted and cannot afford a lawyer can get free legal representation from organisations like National Legal Aid Services and Kituo Cha Sheria.

He added that landlords too could invoke the Distress for Rent Act to allow them seize property of tenants to compensate for arrears.
